 Leasing Plans, Operational Criteria And Tenant Manuals
Creating a plan and constructing a building is not the complete project. The building must be leased, operated and merchandised so that it operates in the manner envisioned in the strategic plan. To ensure that the project strategy is actually the way the project runs, the following elements must be created in sync with the overall project strategy:
   1. Leasing plan which lays out how the tenants will be located and who they will be;
   2. Tenant Criteria a guide to what is appropriate for a tenant in terms of service, employee behavior, store maintenance, participation in project wide events, etc.
   3. Operational criteria the project itself needs a set of rules and guidelines about how the project is maintained, operated from a physical perspective and how the project concept is kept alive through employee attitude, coordination of tenant merchandising, all manner of events and the details that affect visitors' feelings such as clean common areas, security, landscaping, etc.

With a background of managing both master plans and development projects at the executive level, VisionWorks can provide either assistance with establishing the Control, Communications and Coordination systems required to get a project done or we can provide Fee Development services. In our role as Fee Developers we have acted as the de facto developer for landowners and developers who don't have the capability to staff the project internally.
